
The newly constructed retail outlets and expansive food court adjacent to Kadri Park, under the Mangaluru Smart City Limited (MSCL) initiative, are now ready to open. The project, which began three years ago, involved an investment of Rs 16 crore to enhance the Kadri Park Road area and build 38 retail units designed to attract both local and tourist foot traffic.
Despite the significant investment, these establishments remained unutilized for an extended period, as the tendering process to find operators was delayed multiple times. However, MSCL authorities have now confirmed that the tendering procedures have been finalized, and the retail spaces are set to begin operations shortly.
The MSCL had previously issued several tender calls to find bidders to operate these shops, but technical hurdles had impeded the timely completion of the process. Kadri Park, a popular recreational area in Mangaluru, draws a large number of visitors daily, making it an ideal location for retail outlets. However, due to various logistical issues, these spaces remained vacant for a considerable time.
Raju K, Managing Director of MSCL, stated that the tender process was concluded about six months ago, with only one shop having opened since then. He explained that the successful bidders for the spaces have distinct business plans, and each one aims to offer a unique range of products. To ensure that each shop operates profitably, the bidders are planning to hold a joint meeting to finalize the operational details.
Although the successful bidders were allocated their respective retail units about 45 days ago, and have begun paying rent, the shops have not yet been opened to the public. Raju K further added that MSCL has been urging the bidders to expedite the process, highlighting that once the shops open, the entire stretch of Kadri Park Road would receive a facelift, which in turn is expected to attract more visitors.
Initially, MSCL had considered awarding all the retail units to a single contractor, but this plan was met with limited interest from contractors, prompting MSCL to revise the tender conditions and invite fresh bids. Following these revisions, MSCL officials are optimistic that all shops will be operational within a month, offering a fresh new look to the vibrant area.

The opening of these shops is expected to boost the local economy by providing employment opportunities and enhancing the visitor experience at one of Mangaluru’s most iconic recreational spots. As the project nears completion, local authorities are hopeful that the shops will soon become a popular destination for both locals and tourists.
